William (and copied to the community and blog):
This isn’t about you per se. You have been put in an impossible situation; I recognize that.
It’s about an incompetent Board and outside counsel who do not perform the most basic due diligence functions, such as ensuring that the contractors we use are licensed to do business in the District of Columbia. Something they have neglected to do multiple times and thus are so on notice. No, they’d rather focus on having an outside counsel send letters to the community full of lies about me, of never answering legitimate questions because of my “tone” (you are light years ahead of them in that respect), completely devoid of transparency, complaining about high legal fees primarily due to their incompetence and calling Katz so often it’s like the telephone conference call scene in Bye Bye Birdie …”did you hear?”), showing an absolute ignorance of institutional memory (Wrable and her “creepy” comment about my research on rental units here), letting hypocrites like Cindy Sulton (she of no muntin fame) dare to bring up my mom during an owner comment period (I’d heartily recommend she not mention my family again, directly or indirectly, or I shall return that serve and I have a brand new racket) and Private Paver Marc Bertinelli (another hypocrite) trying to turn the community against me, of never being on-site during important events like Sewer ’24 and now Snow Job ’26, and last, but not least, avoiding the fact that neither you nor Chris have a DC Property Manager’s License, which is another complaint I have filed with DLCP and they are investigating. It is truly endless.
As for learning the ropes, I had already pointed out to the community that you – or any new GM – not having any DC experience would be a major disadvantage, and unfortunately that’s starting to be the case. Keep in mind, however, that we were sold another bill of goods in that we are wasting tens of thousands of dollars for an unlimited transition period on Comsource and Chris (who is supposed to have the knowledge and memory needed in these areas, but clearly doesn’t). The money being spent on Comsource is simply money flushed down the toilet (and likely coming back up in some lower unit in my row as sewage).
So I wish you well, sincerely, but with this Board the incompetence will continue. And if the Board continues to allow unjustified attacks on me from clowns like Bertinelli and Sulton during the owner comment period, they shouldn’t be surprised when I respond. And I will respond. I’ll match my research skills against those two any day.
Yours,
Kenneth Rinzler
PS –
Their license expired in June 2021 according to the DC Scout website. Incompetence, not inadvertent.

Subject: Re: FW: Does Greenskeeper Have A DC Basic Business License? DC Scout Doesn’t Show One
Ken,
Thank you for your continued correspondence. I want to address this matter directly and professionally.
As I shared previously, the immediate operational priority last week was restoring safe access throughout the community after a severe winter event. Snow and ice mitigation required real-time coordination and oversight to ensure resident safety, which undoubtedly took precedence.
Regarding institutional knowledge, onboarding into a new community and its operational history takes time. Industry experience shows it can take three months to a year to fully understand the history, vendor relationships, and legacy processes of an association. Expecting full historical mastery within the first week is not realistic and does not contribute to productive problem solving. That said, I take my responsibility seriously and am actively working to close any operational gaps.
With respect to Greenskeeper’s license, I have spoken with them directly. They confirmed that their DC business license inadvertently lapsed and that their resident agent is currently processing the renewal with the District. They have advised that the updated documentation should be available within approximately one week, and they have committed to providing proof once it is finalized.
While I understand concerns about past practices, my focus is on ensuring Sutton Place operates in compliance moving forward. Vendor oversight and regulatory compliance are part of that responsibility, and I am addressing them accordingly.
If the District investigator reaches out, I will cooperate fully and provide any information requested.
You and every resident deserve professional and attentive service, and I am committed to delivering that standard.
Have a great day!
